What's growing there: brush, cedar, pines, big hardwoods, or a mix.
What the cleared land is for. A house site, a pasture, and a view get cleared differently.
Whether a creek or wet area runs through it, and whether any of it is steep.
Whether the land is under a conservation easement. If it is, the deed may limit clearing.
